Rosedale Property managers: This is what you do before help arrives to your clean-water water damage

7/18/2018 (Permalink)

When your Rosedale Maryland property suffers from a water damage, its critical to know the difference between different levels of contaminated water. There are 3 classes of water, Clean, Gray and Black.

Clean water: Clean water is water from a broken pipe, water from a hot water heater, or sink. The time frame for a clean water water damage is limited as if it sits for longer than 24 hours it is then considered gray water.

Here is a list of precautions to take to protect your tenants and their personal belongings from a clean source water damage until help arrives.

    •  Shut off the water source if possible or contact a qualified professional to do so.
    • Turn off the circuit breakers for wet areas of the building if access to the power distribution panel is safe from potential electric shock
    • Remove as much excess water as possible by mopping and blotting
    • remove and prop up wet upholstery cushions to allow a more even drying.
    • move any paintings, art objects, computers, documents and other valuable items that may be sensitive to moisture to a safe place
    • Do not leave books, newspapers, magazines or other colored items on wet carpet as they may cause staining
    • Do not use your household vacuum cleaner to remove water as there is potential for electrical shock or causing damage to the vacuum cleaner
    • Do not turn on ceiling fixtures if the ceiling is wet; do not enter rooms where ceilings are sagging from retained water.

When you have a water damage, don't leave your property to chance. Call SERVPRO of Perry Hall White Marsh. We are certified in Water damage, biohazard clean up and mold remediations. 6/4/2018 (Permalink)

When you call SERVPRO of Perry Hall/ White Marsh:

Inspection and Damage Assessment:

Depending on the size of visible mold, your property will be inspected by an environmental hygeniest or by SERVPRO of Perry Hall/White Marsh mold certified professional. It will be inspected using technology, air samples, and hidden water sources.

Mold inside your Towson Maryland home and what to do about it.

5/23/2018 (Permalink)

Hey Towson, it’s estimated that more than 1 million types of mold exist, yet less than 10 percent have actually been named. This means mold is very common in both indoor and outdoor environments. While mold and humans can sometimes co-exist without issue, there are certain species of mold that can cause health effects for some people.

If the right conditions exist, mold will grow.  Those conditions include:

  • Water - Different mold types require varying amounts of liquid before growth begins.
  • Temperature - Normal indoor temperatures will promote mold growth.
  • Time - Initial mold colonizers can take hold within one day after being exposed to an adequate water supply.

Mold growth can occur in any home, so it’s important to keep an eye out for situations that might promote mold activity. Roof/chimney leaks, wet basements, or condensation from ducts that dampen surrounding insulation are just a few examples of issues that make a house a prime target for mold growth.

If you suspect mold in your home, call SERVPRO of Perry Hall/White Marsh to assess the situation. We have the knowledge, tools and track record to effectively remediate mold in your home or business.

If you suspect mold, call SERVPRO of Perry Hall White Marsh at 410-529-1664 and we will help get you started.

What to Do:

  • Stay out of affected areas.
  • Turn off the HVAC system and fans.
  • Contact SERVPRO of Perry Hall/White Marsh for mold remediation services.

8 Things to do after a Fire in your Parkville-Carney Maryland home.

The following checklist serves as a quick reference and guide for you to follow after a fire strikes.

  1. Check with the fire department to make sure your residence is safe to enter. Be watchful of any structural damage caused by the fire
  2. The fire department should see that utilities are either safe to use or are disconnected before they leave the site.  DO NOT attempt to reconnect utilities yourself.
  3. Contact your local disaster relief service, such as The Red Cross, if you need temporary housing, food and medicines.
  1. If you are insured, contact your insurance company for detailed instructions on protecting the property, conducting inventory and contacting fire damage restoration companies. SERVPRO of Perry Hall White Marsh is approved by all insurance companies.

Nothing will be disposed of without your knowledge or permission and we do our best to salvage your precious items.
  3. Try to locate valuable documents and records-deed to home, car, bank information, birth certificates, etc.
  4. Begin saving receipts for any money you spend related to fire loss. The receipts may be needed later by the insurance company and for verifying losses claimed on income tax

Three safety tips to follow while using your residential generator in Rossville Maryland

4/25/2018 (Permalink)

If you have a generator on hand for power outages during severe weather, follow the safety tips below (from the American Red Cross). Never use a generator, grill, camp stove, or other gasoline, propane, natural gas or charcoal burning device INSIDE a home, basement, garage, crawlspace or even partially enclosed area.

  1. To avoid electrocution, keep the generator dry and do not use in rain or wet conditions. Operate it on a dry surface under an open canopy-like structure such as under a tarp held up by poles. Do not touch the generator with wet hands.
  2. Opening doors and windows or fans will not prevent Carbon monoxide build up in the home. Although Carbon monoxide can’t be smelled, it can rapidly build up and lead to full incapacitation and death. Even if you cannot smell exhaust fumes, you may still be exposed. IF you start to feel dizzy, week, sick while using a generator, get to fresh air IMMEDIATELY
  3. Install Carbon monoxide alarms in central locations on every level of your home or property and outside of sleeping areas to provide early warning of accumulating carbon monoxide.

9 ways a Sump pump can fail and flood your Loch Raven Maryland home

A ‘sump pump’ is ‘a pump used to remove water that has accumulated in a water collecting sump basin, commonly found in the basement of homes’. For the most part, sump pumps are relatively ‘unnecessary’, but when an emergency arises, you’ll be grateful you had it. A sump pump can easily avoid the crisis of having a flooded basement by draining all excess water back outside. However, when it fails, it’ll cost you a basement and thousands of dollars in water damage.

How does a sump pump fail?

  1. improper Installation or the size of the pump is too small.
  2. Power Failure
  3. Problems With The Switch (stuck from debris)
  4. The Discharge Lines Are Frozen Or Clogged
  5. Age (to prevent, replace every 7-10 years)
  6. There Is no Air relief hole in discharge Line
  7. Gravel or Dirt is interfering with the sump pumps switch and float arm.
  8. Lack of Maintenance
  9. Defective Product

Tips on preventing frozen pipes in your Kingsville Maryland home before you go out of town

2/21/2018 (Permalink)

Tips on preventing frozen pipes in your Kingsville Maryland home before you go out of town

Preventing frozen pipes is essential to preventing severe water damage. Broken water pipes rank second only to hurricanes in terms of both frequency and severity in regards to annual claims resulting from water damage. If we had a nickel for every Kingsville Maryland homeowner who came back to town to a water damaged home, we wouldn’t need to work ever again. We’re going to give you tips on how to prevent frozen pipe related water damage the next time you leave town in the winter.

  • Set the thermostat in your house no lower than 65°F, (some people say 55, we think 65 is a safer)
  • Ask a friend or neighbor to check your house daily to make sure the heat is working, and that there are no other appliance malfunctions – 250 gallons of water that can leak from a 1/8-inch pipe crack in a day.
  • Leave your kitchen cabinet doors open while you are gone to allow warm air to circulate pipes
  • If you’re going to be away for a long time – such as a month or so, shut off and drain the water system. Be aware that if you have a fire protection sprinkler system in your house, it may be deactivated when you shut off the water.
  • Leave your kitchen cabinet doors open while you are gone to allow warm air to circulate pipes

If your pipes do freeze

What if your pipes still freeze, despite your best preventive measures? First step: Don't panic. Just because they're frozen doesn't mean they've already burst. Here's what you can do:

  • If you turn on your faucets and nothing comes out, leave the faucets turned on and call a plumber.
  • If there is standing water, call SERVPRO and then a plumber. Do not enter the area or use electrical appliances in areas of standing water. You could be electrocuted.
  • Never attempt to thaw a pipe with a torch or other open flame because it could cause a fire hazard. But you may be able to use a hairdryer. Start by warming the pipe as close to the faucet as possible, working toward the coldest section of pipe.
  • If your water pipes have already burst, turn off the water at the main shutoff your family knows where the water shutoff valve is and how to open and close it. SERVPRO has water and gas shut off valve tags. If you need some please ask your local SERVPRO.

Tips on how to prevent mold in basements and crawl spaces in Overlea MD

2/14/2018 (Permalink)

Tips to avoid mold

In basements and crawl spaces:

  • Put a plastic cover over dirt in crawl spaces to prevent moisture from coming in from the ground. If there is standing water or the soil is wet, dry it out with fans before covering the floor.
  • Be sure crawl spaces are well ventilated by using fans and having vents installed in outside walls if necessary.
  • Consider painting concrete floors and using area rugs instead of wall-to-wall carpet in basements. If you plan to install carpet over a concrete floor, it may be necessary to use a vapor barrier (plastic sheeting) over the concrete and cover that with sub-flooring (insulation covered with plywood) to prevent a moisture problem.
  • Have your basement floor checked for leaks and have them repaired if necessary. Water can enter your home by leaking or by seeping through basement floors or walls.
  • Make sure gutters are working properly and that outdoor landscaping causes water to run away from -- not toward -- the house.
  • Do not finish basement walls with insulation and wall board unless your basement is very dry.

Why knowing behavior of smoke makes SERVPRO of Perry/Hall White Marsh better equipped to handle your Kingsville Maryland fire damage claim.

1/19/2018 (Permalink)

Fire Damage Why knowing behavior of smoke makes SERVPRO of Perry/Hall White Marsh better equipped to handle your Kingsville Maryland fire damage claim. example of a "heatline" caused by trapped hot smokey air in a house.

Kingsville, Maryland: Behavior of smoke is something not often studied by the average Kingsville citizen, but here at SERVPRO of Perry Hall White marsh we are Fire and smoke restoration experts. We are going to break down a very complicated science behind smoke behavior so you are able to better understand why cleaning up fires can be so extensive (even if the fire was only in one room).

1. Convection Current

Convection Currents, in relation to home fires is when hot air rises, it forces cool air downwards. This produces a constant circulation as long as the fire is burning. Smoke rises until stopped by the ceiling; the greatest concentration of soot will be on the ceiling immediately above the fire area. This is Where we begin our scope (or inspection) of work to determine what needs to be done since the degree of residue decreases as you scope further from the fire

2. Heat Lines

Remember how the hot air forces cold air down? Well you can actually see it after the fire. Smoke fills a ceiling area, then banks down a wall to a point called the heat line. Above the heat line, residues are more difficult to remove because heat opens up pores in surfaces allowing deeper penetration (heat makes materials expand). This is why we test high on the walls for scoping to determine how to clean the rest of the walls.

3. Temperature of Smoke and Temperature of Surfaces

Hot air as mentioned before provides the convection current. The hotter the fire, the more turbulent the current and the harder smoke is forced against surfaces. This driven smoke collides with surfaces and deposits residues that may be difficult to remove. Hot smoke eventually cools and becomes a free floating smoke that floats through the building and settles on horizontal surfaces.

4. Temperature of Surfaces

Hot smoke tends to move toward colder surfaces. This is how smoke gets between curtains and windows, and even inside cabinets and drawers. This principle is expressed as hot goes to cold.

5. Airflow patterns

Smoke follows airflow patterns through a building, spreading residues within the structure. Smoke flows upward through openings cut for water pipes and HVAC system. The cavity above a suspended ceiling may also serve as an air return and have heavier smoke deposits than the finished ceiling beneath. This cavity can also spread residues to a wider area of the building. The ductwork of the HVAC system can spread residues throughout a structure by distributing hot, smoke-filled air during the fire. While not every fire needs their duct system cleaned, it must be checked because if its not cleaned, unclean contaminated will redistribute smoke particles back into a restored structure when the HVAC is turned on again

7. Ionization
Ionization refers to smoke particles that become electrically charged. Since opposite electrical charges attract, smoke residues with strong charges may be attracted to surfaces with the opposite electrical charge. Ionized smoke particles cluster on metal surfaces. Through magnetism, charged smoke particles are attracted to plumbing pipes and coat hangers. Nail heads that are invisible beneath drywall become clearly outlined by smoke because their magnetic attraction remains effective despite the covering of paint and plaster. This is often referred to as nail pops, but the statement is misleading since the nails are still in place; it just looks like they have come to the surface.

Can you clean the soot so the nail head is no longer visible? We can.

Can you remove smoke from the very pores of your drywall? We can.

Can you coordinate the cleaning of all affected contents, the inside of electronics, the affected walls, and ductwork, while communicating with insurance adjusters, textile restoration specialists (and while moving out your home into storage) and maintain a job and while taking care of your family?

Don't worry, SERVPRO of Perry Hall White Marsh is here to handle it all. We are approved by all insurance companies and are IICRC certified. We have onsite storage and are able to clean everything and anything you can imagine. Don't hesitate to call us 410-529-1664 if you live in the Baltimore county Maryland area!

Water Damage from Busted or leaking pipes Statistics: From SERVPRO of Perry Hall/White Marsh

1/16/2018 (Permalink)

Water Damage from Busted or leaking pipes Statistics:

Water damage from busted or leaking pipes is very common and can cause a lot of damage if gone unnoticed. Here are 5 surprising statistics to consider when buying homeowners insurance coverage.

Busted or leaking pipes

  1. Broken water pipes rank second only to hurricanes in terms of both frequency and severity in regards to annual claims resulting from water damage.
  2. According to the EPA, 13.7% of all water used in the home today can be attributed to plumbing leaks.
  3. 250 gallons of water that can leak from a 1/8-inch pipe crack in a day.
  4. 1,000,000,000,000 Water leaks from U.S. homes can exceed 1 trillion gallons in a year. That’s equal to the annual water use of Los Angeles, Chicago, and Miami combined
  5. 10% of homes in the U.S. have leaks that waste at least 90 gallons of water per day.

The cost of cleaning up busted or broken pipe damage can vary but the best way to reduce cost is to call your local SERVPRO immediately. Time will save you money (link to timeline of water damage). How Ice Dams Damage your White Marsh Home

1/16/2018 (Permalink)

An Ice dam is ice build-up on roofs that form a blockage, preventing snow melt from draining off the roof properly. We Marylanders are at a high risk for ice damming related water damage due to our fluctuating weather; our warm days melt the snow, and our freezing winter nights refreeze the water, this is known as a melt-refreeze cycle.

How an Ice Dam Damages your White Marsh Property

  1. Heat collects in the attic and warms the roof, except at the eaves. The eaves are the edges of the roof which overhang the face of a wall and, normally, project beyond the side of a building. The eaves form an overhang to throw water clear of the walls
  2.  Snow melts on the warm roof and then freezes on the cold eaves
  3. Ice accumulates along the eaves, forming a dam. Melted water from the warm roof backs up behind it, flows under the shingles, and into the house

This water gets trapped, seeps through the shingles and enters your home through the attic, affecting your walls, ceiling, and roof, causing walls to sag, ceilings to buckle, crumble, and even collapse.

You should call your local SERVPRO you see signs of any water coming into your home. Water damage restoration can be expensive, but it’s more expensive to wait. A water damage specialist will be able to dry the structure, carpet, and hardwood, and salvage contents such as clothing and electronics but not everyone is equipped to do this (WE ARE!). If the water damage in your home is not treated within by a professional within 48-72 hours of the initial leak, it’s highly likely you will get mold, which will cause the removal process to become more hazardous, and difficult to remove as time allows the mold to grow and spread.

  • Open under-sink cabinent to allow warm air to circulate the pipes.
  • arrange to have a free Emergency Ready profile made for your business in advance so if the flood does happen, then you will be able to manage the restoration process remotely
  • make sure you have flood insurance, flood insurance takes 30 days to get into affect so it is imperative that you have it long before you need it.
  • Document your business. Take quality pictures of vehicles, Computers, inventory and office set up. You'll be glad you have this later.

During the frozen pipes:

  • Turn off utilities at the main switches, or valves if instructed to do so.

12/13 Tips to prevent mold for around the house in Perry Hall MD

12/13/2017 (Permalink)

Tips to prevent mold for around the house

  • Use dehumidifiers and air conditioners, especially in hot, humid climates, to reduce moisture in the air.
  • Keep indoor humidity below 60% if possible. You can measure relative humidity with a hygrometer, an inexpensive instrument available at many hardware stores.
  • Keep air conditioning drip pans clean. Make sure drain lines are free of obstructions and flow properly.
  • Keep the house warm in cool weather. As the temperature goes down, the air is less able to hold moisture and it condenses on cold surfaces, which can encourage mold growth.
  • Add insulation to cold surfaces, such as exterior walls, floors, and windows to reduce condensation.
  • Dry wet areas within 24 to 48 hours to prevent mold growth.
  • Fix leaks and seepage. The ground should slope away from your house. If water is entering the house from the outside, your options range from simple landscaping to extensive excavation and waterproofing.
  • Have a heating and cooling contractor check your heating and cooling system to make sure it's sized and operating properly to remove humidity. If your system is too big or the airflow is incorrect, your air conditioner will not remove humidity like it should. Also, ask the contractor to check your duct system for air leaks, and proper size and air flow to each room.
  • Open doors between rooms to increase circulation, which carries heat to cold surfaces. Increase air circulation by using fans and by moving furniture from wall corners.

Fire damage prevention tips for holiday decoration related fires

12/11/2017 (Permalink)

Fire damage happens the most between the months of November-January claiming nearly 500 lives annually. Protect your family, pets and property from the holiday fire hazards by following these tips from the American Red Cross.

  1. Place Christmas trees, candles, and other holiday decorations at least three feet away from heat sources like fireplaces, portable heaters, radiators, heat vents and candles.
  2. Purchase flame retardant metallic or artificial trees. If you purchase a real tree, make sure that it has fresh, green needles that aren’t easily broken. Keep live trees as moist as possible by giving them plenty of water.
  3. Make sure that light strings and other holiday decorations are in good condition. Do not use anything with frayed electrical cords and always follow the manufacturer’s instructions.
  4. Always unplug tree and holiday lights before leaving home or going to bed.
  5. Never use lit candles to decorate a tree.
  6. Always extinguish candles before leaving the room or going to bed.
  7. Use only sturdy tree stands designed not to tip over.
  8. Keep curious pets and children away from Christmas trees.
  9. Keep anything that can catch on fire—pot holders, oven mitts, wooden utensils, paper or plastic bags, food packaging, and towels or curtains—away from your stove top.
  10. Designate one person to walk around your home to make sure that all candles and smoking materials are properly extinguished after guests leave.
  11. Smoke alarms save lives. Install a smoke alarm near your kitchen, on each level of your home, near sleeping areas, and inside and outside bedrooms if you sleep with doors closed. Use the test button to check it each month. Replace all batteries at least once a year.

Visit www.redcross.org/homefires for more information on how to keep your home fire safe during the holidays.

What to do after a Winter Storm has passed:

The winter storm has passed but what can you do? Here is a list of safety precautions to take while dealing with the aftermath of a winter storm:

  • Avoid driving when conditions include sleet, freezing rain or drizzle. Could cause icy conditions on already snow covered roads
  • IF your home lost power and heat - go to a designated public shelter or to a friends house.
  • Protect from frostbite and hypothermia by wearing warm, loosefitting lightweight clothing in several layers. Stay indoors if possible.
  • Help people who require special assistance such as elderly people living alone, people with disabilities and children.

First Inspection when you return home after a hurricane hits.

12/4/2017 (Permalink)

Returning home to your home after a hurricane or flood: Before returning

  • Find out if it is safe to enter your community or neighborhood.
  • Follow the advice of your local authorities.
  • Carry plenty of cash. ATMs may not work and stores may not be able to accept credit or debit cards.
  • Bring supplies such as flashlights, batteries, bottled water and nonperishable foods in case utilities are out.
  • Create back-up communication plans with family and friends in case you are unable to call from affected areas.
  • Plan for delays when traveling. Bring extra food, water, pillows, blankets and other items that will make the trip more comfortable.
  • Keep the fuel tank of your vehicle as full as possible in case gas stations are crowded, out of fuel or closed.
  • Carry a map to help you route around heavy traffic or impassable roads.
  • Find out if local medical facilities are open and if emergency services are functioning again. Do NOT call 9-1-1 or the local emergency number to do this.
  • Understand that recovery takes time. Focus on the positive and have patience. Others will have similar frustrations.

First inspection of home after a hurricane

  • If possible, leave children and pets with a relative or friend. If not, keep them away from hazards and floodwater.
  • Beware of rodents, snakes, insects and other animals that may be on your property or in your home.
  • Before entering your home, look outside for damaged power lines, gas lines, foundation cracks and other exterior damage. It may be too dangerous to enter the home.
  • Smell for gas. If you smell natural gas or propane, or hear a hissing noise, leave immediately and contact the fire department.
  • If your home was flooded, assume it is contaminated with mold. Mold increases health risks for those with asthma, allergies or other breathing conditions.
  • Open doors and windows. Let the house air out before staying inside for any length of time if the house was closed for more than 48 hours.
  • Turn the main electrical power and water systems off until you or a professional can ensure that they are safe. NEVER turn the power on or off, or use an electrical tool or appliance while standing in water.
  • Check the ceiling and floor for signs of sagging. Water may be trapped in the ceiling or floors may be unsafe to walk on

We can’t stop disasters but preparing for the worst is what will save you time and money if a hurricane or tropical storm causes damage to your home!

How to Protect Your Pipes From Freezing and flooding your Baltimore County Home.

11/7/2017 (Permalink)

Water Damage How to Protect Your Pipes From Freezing and flooding your Baltimore County Home. Call SERVPRO of Perry Hall White Marsh if your Baltimore county home is affected by Burst pipes or for any of your Fire, Water and Mold Clean up needs

Frozen pipes cause large water damages all over the baltimore county area. When temperatures drop below 20 degrees for more than 3 days SERVPRO of Perry Hall White Marsh becomes inundated with water damages from burst pipes.

#1: FOAM

#2: DOME

#3: DRIP

FOAM: Insulate pipes exposed to the elements or cold drafts. By keeping your water warmer, you reduce the risk of frozen pipes - not to mention the second hand bonus of saving on energy costs during the winter months.

DOME: Place an insulating dome or other coverings on outdoor faucets and spigots to reduce the likelihood of water pipes freezing, expanding and causing a costly leak.

DRIP: Allow a slow drip from your faucets to reduce the buildup of pressure in the pipes.

-OR-

If you are going out of town and suspect the temperature will drop, turn off the water and open all of the taps to drain the water system. This way pipes won’t
freeze and you won’t return home to a mess.

If you or anyone you know does experience frozen pipes, be sure to turn off your water, and call SERVPRO of Perry Hall White Marsh 410-529-1664 or your local SERVPRO Franchise.

Here are some mold prevention tips from the EPA

  • Fix leaky plumbing and leaks in the building envelope as soon as possible.
  • Watch for condensation and wet spots. Fix source(s) of moisture problem(s) as soon as possible.
  • Prevent moisture due to condensation by increasing surface temperature or reducing the moisture level in air (humidity). To increase surface temperature, insulate or increase air circulation. To reduce the moisture level in air, repair leaks, increase ventilation (if outside air is cold and dry), or dehumidify (if outdoor air is warm and humid).
  • Keep heating, ventilation, and air conditioning (HVAC) drip pans clean, flowing properly, and unobstructed.
  • Vent moisture-generating appliances, such as dryers, to the outside where possible.
  • Maintain low indoor humidity, below 60% relative humidity (RH), ideally 30 – 50%, if possible.
  • Perform regular building/HVAC inspections and maintenance as scheduled.
  • Clean and dry wet or damp spots within 48 hours.

Pet Fire safety and fire prevention for Cowenton MD

10/9/2017 (Permalink)

Pets: you may not think of them as fire starters but accidents happen and we are sharing this list from the American Red Cross which gives some tips on how to prevent these accidents from happening.

  1. Extinguish open flames: pets are generally curious and will investigate cooking appliances, candles or even a fire in your fireplace. Ensure your pet is not left unattended around an open flame and make sure to thoroughly extinguish any open flame before leaving home
  2. Remove stove knobs or protect them with covers- stove cook tops are the number one piece of equipment involved in pets starting fires (they jump up and put their paws on the knobs)
  3. Invest in flameless candles – these candles contain a light bulb rather than an open flame, and take the danger out of your pet knocking over a candle. Cats are notorious for starting fires when their tails turn over lit candles
  4. Secure young pets away from fire starting hazards when you aren’t home using crates or baby gates.

How to investigate your Rosdale home for Mold

9/13/2017 (Permalink)

If you suspect mold, follow these steps to evaluate your mold problem. Please practice caution; wear personal protective equipment such as gloves, organic face mask and protective glasses. If you discover mold turn off the HVAC system immediately to prevent mold from spreading throughout the home.

Investigate and evaluate moisture and mold problems

  • Assess size of moldy area (square feet) –this is the first question all mold removal companies should ask for. If its more than 3x3 you have a more serious problem and it will require an environmental hygeniest to do testing.

  • Consider the possibility of hidden mold – there are hundreds of types of mold that only grow behind walls, wallpaper, under carpets, in air duct systems and such.

  • Clean up small mold problems and fix moisture problems before they become large problems

  • Select remediation manager for medium or large size mold problem – the SERVPRO of Perry Hall White Marsh has a very thorough process to reduce the chances of the mold reoccurring.

  • Investigate areas associated with occupant complaints

  • Identify source(s) or cause of water or moisture problem(s)

  • Note type of water-damaged materials (wallboard, carpet, etc.) – again some types of mold can only grow here and not on other fibers. Do not disturb it, if not handled properly it could spread to other areas of the home.

  • Check inside air ducts and air handling unit

  • If you feel the mold is too much to handle or are

Home heating fire prevention tips for Rosedale MD

Heating appliance related fires are the leading cause in fire related deaths and causes of home fires. Some people are very aware of the dangers of home heating appliances and take great care to make sure they are watched after properly – other people think itll never happen to them. Hopefully these statistics will help reinforce the idea of protecting your home against home heating appliance fires.

  • Keep all potential sources of fuel like paper, clothing, bedding or rugs at least three feet away from space heaters, stoves, or fireplaces.
  • Portable heaters and fireplaces should never be left unattended. Turn off space heaters and make sure any embers in the fireplace are extinguished before going to bed or leaving home.
  • If you must use a space heater, place it on a level, hard and nonflammable surface (such as ceramic tile floor), not on rugs or carpets or near bedding or drapes. Keep children and pets away from space heaters.
  • When buying a space heater, look for models that shut off automatically if the heater falls over as another safety measure.
  • Never use a cooking range or oven to heat your home.
  • Keep fire in your fireplace by using a glass or metal fire screen large enough to catch sparks and rolling logs.
  • Have wood and coal stoves, fireplaces, chimneys, and furnaces professionally inspected and cleaned once a year.

Hurricanes and tropical storms what they are and common terminology

9/4/2017 (Permalink)

Hurricanes are strong storms that cause life-and-property threatening hazards such as flooding, storm surge, high wind and tornadoes. Preparation is the best protection against the dangers of a hurricane so it's important to know the difference between a hurricane, tropical storm, hurricane watch, and hurricane warning.

Hurricane and tropical Storm

Tropical Storm: a localized, very intense low-pressure wind system, forming over tropical oceans and with winds of hurricane force. All hurricanes are tropical storms, but not all tropical storms are Hurricanes.

Hurricane: a violent, tropical, cyclonic storm of the western North Atlantic, having wind speeds of or in excess of 72 miles per hour (32 m/sec). The term for hurricane on the west coast of the united states is called a typhoon.

Hurricane: Watch Vs. Warning

Hurricane watch: Conditions are a threat within the 48 hours.

Hurricane warning: Conditions are expected within 36 hours. Complete your preparations and leave the area if directed to do so by authorities.

Hurricane events cause extensive damage to properties. SERVPRO of Perry Hall White Marsh receives on average about 40 calls an hour, following a hurricane event. This call volume is true for all restoration companies so be sure to get on multiple waitlists if your home is flooded after a major weather event. This includes extreme freezing, blizzards and excessive amounts of rain.

In Parkville MD, mold can spread through a home in as little as 48 hours.

8/9/2017 (Permalink)

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

  • Mold is present almost everywhere, indoors and outdoors.
  • Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.
  • Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.
  • Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.
  • Mold often produces a strong, musty odor and can lead you to possible mold problem areas.
  • Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation.

Risks of hidden mold in Parkville MD

8/9/2017 (Permalink)

Hidden mold and undiscovered leaks go hand in hand. Sometimes what you smell or what you see on the surface is only a fraction of what’s really going on. In some cases, indoor mold growth may not be obvious. You may suspect hidden mold if a building smells moldy, but you cannot see the source, or if you know there has been water damage and building occupants are reporting health problems. It is possible that mold maybe growing on the back side of drywall, wallpaper, or paneling. Mold can even be in the ceiling, HVAC or under the carpets and carpet padding. Laminate flooring is especially susceptible to mold because of its ability to trap pools of water beneath the boards.

Possible locations of hidden mold can be where there is a high concentration of condensation such as  pipe chases and utility tunnels, walls behind furniture, condensate drain pans inside air handling units, porous thermal or acoustic liners inside duct work. Unknown roof leaks can also cause mold and aren’t typically inspected if the roof is above a crawlspace or unused attic.

Some building materials, such as drywall with vinyl wallpaper over it or wood paneling, may act as vapor barriers, trapping moisture underneath their surfaces and thereby providing a moist environment where mold can grow.

Exercise caution when investigating hiding mold and make sure to use PPE. For example, removal of wallpaper can lead to a massive release of spores from mold growing on the underside of the paper. If you believe that you may have a hidden mold problem, you may want to consider testing from an Environmental hygienist and hiring SERVPRO of Perry Hall White Marsh.

Two things you must do to stop water from leaking out of Your Hot Water Heater in your Rosedale Maryland home.

8/8/2017 (Permalink)

Two things you must do to stop water from leaking out of Your Hot Water Heater in your Rosedale Maryland home.

If your hot water heater is leaking, and your reading this blog right now, chances are you have no idea what to do and have a whole mess of water hanging out in your home right now. We’re going to get you started before you call your certified water damage team and your plumber.

Cut the power to the hot water heater that is leaking

The first thing you should do when you find a hot water leak is turn off the power source leading to the water heater. If you have a gas water heater, find your thermostat. You should see a little knob with three settings: ON, OFF and PILOT. Switch it to OFF or PILOT to shut off the gas and make the heater safe to work on. If you have an electric water heater, go to your breaker panel and find the breaker labeled “Water Heater”. Turn it off to cut the power to your unit.

Shut off the water to stop the leak from expanding

Time to turn off the water, this part is easy. First, you’ll need to find the cold water line leading to your water heater. There should be a valve on the line – turn it to the right until it closes. This will cut off the water and allow you to move on to the next step: calling your hot water heater company, and calling your water damage clean up team.  If you’re located in the Baltimore county area, then call SERVPRO of Perry Hall White Marsh – we will set you up with a plumber. Then call your insurance if you’d like to put in a claim or wait till we arrive if you’d like to decide later.

ABOUT SERVPRO OF PERRY HALL WHITE MARSH:

Water Damage Timeline: What happens to your Nottingham Maryland home after a water damage.

7/11/2017 (Permalink)

When you are dealing with water damage, immediate action is crucial. More often than not, homeowners choose to haphazardly clean up water damage, or do not even notice the water damage until days after the water entered their home. We are going to tell you what happens to your home from the minute a water damage occurs, to a weeks after the incident.

Water Damage Timeline:

WITHIN MINUTES OF THE WATER DAMAGE

  1. Water quickly spreads throughout your property, saturating everything in its path

  2. Water is absorbed into walls, floors, upholstery, and belongings

  3. Furniture finishes may bleed, causing staining to carpets

  4. Photographs, books, and other paper goods start to swell and warp

HOURS 1-24 AFTER THE WATER ENTERS THE HOME

  • Drywall begins to swell and break down

  • Metal surfaces begin to tarnish

  • A Musty odor appears

48 HOURS TO 1 WEEK AFTER THE WATER DAMAGE

  • Mold and mildew may grow and spread

  • Doors, windows, and studs swell and warp

  • Furniture warps and show signs of mold

  • Paint begins to blister

  • Wood flooring swells and warps

MORE THAN 1 WEEK AFTER THE WATER DAMAGE

  • Restoration time and cost increase dramatically; replacing contaminated and structural rebuilding may be extensive

  • Structural safety, mold growth, and bio hazard contaminants pose serious risk to occupants

Always always ALWAYS! Address water damage the moment it occurs, and always use qualified IICRC professionals. Use a house sitter when going out of town, and always check your elderly families home periodically to save them the hassle of dealing with a dramatic water damage.

Fire Damage Prevention tips for Kitchen and Grill fires

7/10/2017 (Permalink)

Here are some tips for preventing a fire while you are operating cooking equipment

  1. Never leave cooking food unattended.
  2. Stay in the kitchen when you are frying, grilling, or broiling food. If you must leave the kitchen for even a short period of time, turn off the stove.
  3. If you are simmering, baking, boiling, or roasting food, check it regularly, remain in the home while food is cooking, and use a timer to remind yourself that the stove or oven is on.
  4. Avoid wearing loose clothing or dangling sleeves while cooking.
  5. Keep kids away from cooking areas by enforcing a "kid-free zone" of three feet around the stove.
  6. Keep anything that can catch on fire—pot holders, oven mitts, wooden utensils, paper or plastic bags, food packaging, and towels or curtains—away from your stove top and oven or any other appliance in the kitchen that generates heat.
  7. Clean cooking surfaces on a regular basis to prevent grease buildup.
  8. Consider purchasing a fire extinguisher to keep in your kitchen. Contact your local fire department to take training on the proper use of extinguishers.
  9. Always check the kitchen before going to bed or leaving the home to make sure all stoves, ovens, and small appliances are turned off.
  10. Smoke alarms save lives. Install a smoke alarm near your kitchen, on each level of your home, near sleeping areas, and inside and outside bedrooms if you sleep with doors closed. Use the test button to check it each month. Replace all batteries at least once a year.

  • If flying debris occurs while you are driving, pull over and park. Now you have the following options as a last resort: Stay in the car with the seat belt on. Put your head down below the windows, covering with your hands and a blanket if possible.

  • If you can safely get noticeably lower than the level of the roadway, exit your car and lie in that area, covering your head with your hands.

  • Your choice should be driven by your specific circumstances.

What to do to prepare for a tornado that may be in Kingsville MD

  • During any storm, listen to local news or a NOAA Weather Radio to stay informed about watches and warnings.

Important Tips on Disaster Safety from the International Code Council for Commercial and Property Managers

5/15/2017 (Permalink)

May is National Building Safety Month. Building Safety Month is an opportunity to education insurance and commercial property professionals as well as the general public on “what it takes to create safe, resilient, affordable and energy efficient homes and buildings,” according to the ICC website. The theme for  this week is managing natural disasters!

Here are some life and property saving tips on Disaster Safety and Mitigation from the ICC!

  • If you live in a high wind or hurricane prone area and do not have tested and code approved shutters for protection from windborne debris, consider temporarily protecting your doors and windows by mounting with exterior grade 7/16" minimum thickness plywood and fastening it into place. Go to http://flash.org/peril_inside.php?id=108 to learn how.
  • Consider buidling or retrofitting to create a tornado safe room in your business. Follow ICC/NSSA 500 standard for detailed construction information and how to achieve the highest level of protection for your business or tenants.
  • In Wildfire prone areas, remove fine (dead grass, leaves, etc.) within 30 feet of a building to create a survivable space in case of a wildfire. Be sure to remove dry leaf and pine litters from roofs, rain gutters, decks and walkways.
  • Flooded roads could have significant damage hidden by flood waters. Never drive through floodwaters or on flooded roads. Do not attempt to cross a flowing stream. Remember it only takes 6 inches of water to sweep you off your feet and 2 feet to move an SUV sized vehicle.

Reasons how mold got into your White Marsh basement

5/10/2017 (Permalink)

While mold occurs naturally in the outdoors, it needs excessive moisture to survive indoors. That’s why mold is problem when there is a water damage, high levels of humidity or dampness. Here is a guide on where to find sources of moisture-causing mold.

Common Source of excessive mold-causing moisture:

  • Flooding from storms coming from outside
  • Sump pump overflow
  • Roof leaks from damaged roofs, ice dams or blocked gutters
  • Rain from storms through window frames, exterior walls, or doors
  • Leaking pipes
  • sewer back-ups or overflows
  • Damp basements due to high water table or badly managed water drainage
  • Condensation on cold surfaces

Then mold needs these 3 main factors to thrive and survive!

  1. High Relative humidity
  2. Warm or temperate temperature
  3. Poor ventilation

Mold is easier to prevent than it is to clean so keeping a watch on common sources of mold and maintaining a dry, ventilated home and drying homes from water damage within 24 hours of the incidence is the best way to prevent mold from happening in the first place. If you have a mold problem and you would like information about how to get it professionally cleaned, please call us and we will direct you on where to get your mold tested.

Ice maker leaks - what causes them and how to prevent it from happening in your Fullerton Maryland Home.

5/9/2017 (Permalink)

Ice maker leaks are common and often go unnoticed. These slow leaks damage both the wall, flooring, and lower levels of homes which can lead to decay. You may have an ice maker but no signs of leaks. Keep on reading, we’re going to give you some advice on how to detect leaks and how to prevent them from happening.

When an ice maker is added to an existing home, the installer will use an "ice maker valve," a small metal saddle secured to a cold water pipe near the refrigerator, with a small clear plastic pipe for the water to feed into the ice maker. The plastic tubing will most likely be the cause of an ice maker leak. Pinholes form in the tubing go unnoticed during installation and remain unnoticed for years, hidden behind the refrigerator. Over a long period of time, hundreds of gallons of water seeping from the tubing can lead to serious structural decay and damage to the wall and floor systems around the refrigerator. You can detect this if you have a water bill, by seeing if it suddenly increases without any reason why. Or by periodically checking behind the fridge…this is hard to do though depending on where your fridge is located.

Modern homes usually have a shut-off valve installed in a wall panel behind the refrigerator where soft copper tubing is used to connect the valve to the refrigerator. Pinhole leaks or fractures of copper tubing are possible, but not as likely as in the plastic tubing. If your home is not modern, use the copper tubing for connection and install a battery operated flood alarm. Doing this before a problem occurs will reduce your risk for a costly water damage in the future.

What to do if you see mold in your Perry Hall Home

4/12/2017 (Permalink)

If you see or smell mold in home, the most important step is to locate the source of moisture and make repairs to stop them. Cleaning only the mold without fixing the problem, the mold will recur and may not be as easy to find (it is a living breathing organism).

Places to inspect for moisture if mold is present in home:

  • Foundation

  • Pipes

  • Leaking roof

IF you do not see mold but only smell it, it may be growing behind previously water damaged walls carpet or wallpaper. Resulting in more extensive mold damage. Once the moisture source has been fixed, you need to decide if removing the mold requires a professional.

If the mold is from a sewage back up, other contaminated water such as a water damage left for an unknown amount of time –it is best if you contact a professional.

IF you see mold in more than one area in one room, or on walls, carpet or ceiling it is best to call a professional, check out our mold gallery photos and before and after pictures to get an idea of what professionals are called in to clean up. You’ll see some examples where the mold isn’t visible and others where it is very VERY visible.

Toilet: Flooding caused by clogged toilet in Nottingham, MD USA.

4/12/2017 (Permalink)

Toilet: Flooding caused by clogged toilet

1/3 of toilet related flood damages are caused from a clogged or overflowing toilet. A toilet can be clogged or blocked from impassible things being flushed down the toilet by anything other than toilet paper and human waste. (However if it’s happening to many toilets more than once then it might be a plumbing problem or a sewer back up). Here are a few basic steps to keep everything under control until the plumber arrives, and then your water restoration team if the flood is significant

A few basic steps can keep the situation under control until a plumber arrives.

  1. Locate your water shut off valve near the base of your toilet. Turn the valve until the water shuts off to prevent additional overflow. If your toilet does not have one, open the tank and rig the float to stay in its position and not let any more water fill the tank. Do not do this barefood, or with open cuts on your body. Always wear Personal Protection Equipment (PPE)
  2. While wearing PPE, Remove water using towels to clean up a small amount or a Shop-Vac to help with larger spills or to soak water out of carpet and other fabrics. Be sure to wash and disinfect all surfaces that were dampened by the toilet water.
  3. If its clogged, grab a toilet plunger and try plunging it free. A sink plunger could work if you do not have a toilet plunger, but it likely won’t be as effective. You can also try using a plumbing snake if you have one accessible.
  4. If you know there’s a foreign object preventing the toilet from flushing, get some rubber gloves and try to remove it.
  5. If you have NO idea what’s causing it, just keep water contained until plumber arrives. SERVPRO of Perry Hall white Marsh can refer a plumber to you if you need one.

To prevent future clogs:

  • Try using less toilet paper. If you need to use more, flush multiple times.
  • Never flush feminine products down the toilet. Even if the products claim to be flushable, always throw them in the nearest trash receptacle.
  • Keep the counter space around the toilet and the back of the tank clear of small objects that could easily fall in. Smaller objects might fall in without notice and be accidentally flushed, which could create a clog. By keeping the space around the toilet, you decrease the chance of this happening.

If water did get into lower levels, wick up the walls, or spread throughout the house then you need to have it professionally cleaned by a certified professional to prevent mold, and to save on re-building cost.

Sump Pump Failure or Malfuction: why your Parkville Maryland basement flooded and 3 tips for preventing it next time.

4/12/2017 (Permalink)

Sump Pump Failure or Malfuction: why it flooded your Parkville Maryland basement.

To put it simply, you know your sump pump is failing to operate properly when water gets where it shouldn’t. Sump pumps are used to remove water that has accumulated in a water-collecting sump basin, commonly found in the basement of homes. This is why Sump Pumps work hard during heavy rains and during snowmelt. SERVPRO of Perry Hall White Marsh is going to tell you about the ideal sump pump for flood prevention and 3 tips for preventing Sump Pump failure and malfunction.

The Ideal Sump Pump

The best primary sump pumps are high capacity, cast iron models, with a battery backup and a secondary pump. The most common issues with sump pumps that fail to operate properly is power outage or being overwhelmed with a high volume of water. Sometimes a single pump isn’t enough to handle large amounts of water, especially during periods of heavy rain when your power is most likely to go out.

Make sure you have a drain tile or gravel surround that’s installed along the perimeter of your basement. This drain tile works to collect ground water from around your foundation and funnels it into the sump pump. Older homes may have a French Drain that operates in the same fashion as a drain tile or gravel surround. Not having this channel at all is an obvious issue, but it could also be clogged or sitting at an angle that cannot properly route water where it needs to go.

Check for debris in your pump. If your sump pit doesn’t have a solid lid, it will inevitably fill with debris and dirt, clogging your unit. If your pump or any of its mechanical parts are exposed to substantial debris, your system will fail to run properly or shut down altogether. If switches become jammed due to dirt buildup, they may get stuck in the “on” position regardless of the inner water levels of your pit, which will cause your unit to run nonstop.

Discharge lines that are clogged or frozen will shut down your system as well. If you’re experiencing frozen lines, it’s best to contact a professional for repair and installment of preventative maintenance fluids and guards.

Fire Damage How to prepare children for a fire home emergency in Parkville MD How to prepare children for a fire home emergency in Parkville MD, a blog by SERVPRO of Perry Hall White Marsh. Call 410-529-1664 for fire clean up.

Do you know how to prepare children for a fire home emergency in Parkville MD? Every year children are involved in countless of fires, and they are most likely to die in a fire. Teaching kids at the earliest age about fire safety and keeping them away from dangerous things is the best way to protect them from starting a fire. Here are some tips to get you started, these tips have been provided by the American Red Cross.

  1. Keep matches, lighters and other ignitable substances in a secured location out of the reach of children, and only use lighters with child-resistant features.

  2. Practice your home fire escape plan with your children several times a year. Also practice stop, drop and roll and low crawling.

  3. Familiarize children with the sound of your smoke alarm and what to do when they hear it.

  4. Teach your children not to be scared of firefighters. Take them to your local fire department to meet them and learn about fire safety.

  5. Teach your children to tell you or a responsible adult when they find matches or lighters at home or school.

  6. Smoke alarms save lives. Install a smoke alarm near your kitchen, on each level of your home, near sleeping areas, and inside and outside bedrooms if you sleep with doors closed. Use the test button to check it each month. Replace all batteries at least once a year. Having a working

smoke alarm reduces the risk of dying in a home fire by nearly half.

You can’t plan for every disaster but you can prepare for them, help your kids by preparing them and teaching them about fire prevention and safety.

Types of water: Water Damage Clean-up

2/17/2017 (Permalink)

When your home or business suffers from a storm, its critical to know the difference between different levels of contaminated water. There are 3 classes of water, Clean, Gray and Black.

Clean water: Clean water is water from a broken pipe, water from a hot water heater, or sink.

Gray water: Water that is slightly contaminated, such as water from a clean water source that leaked through a ceiling, or clean water that was left untreated. Gray water has bacteria and other contaminates beginning to grow.

Black water:  is water that is highly contaminated, filled with fungi, bacteria, chemicals, viruses and more. Black water is typically caused by sewage damage, flooding, or any type of natural disaster. Black water should never be handled by the homeowner and should always be handled by a trained certified professional.

Precautions to take before help arrives to clean up your clean water water damage

The time frame for a clean water water damage is limited as if it sits for longer than 24 hours it is then considered gray water.

Here is a list of precautions to take to protect your personal belongings from a clean source water damage until help arrives.

Smoke Alarms: what you need to know and how to maintain

2/14/2017 (Permalink)

Smoke alarms - save lives when properly installed. Here is a basic checklist of how to use smoke alarms to protect your loved ones, and property and businesses.

1. In homes, smoke alarms should be in every bedroom, on every level - including the basement.

2. In the office and commercial environments, check your state requirements or contact your local fire marshal to help ensure all codes are met.

3. Test smoke alarms monthly with the test button. IF you have smoke alarms with non-replaceable batteries need the entire alarm changed every 10 years, and the unit replaced every 10 years. IF the battery chirps signaling a low battery, change batteries immediately and test it again.

4. Never disable or remove the battery from an alarm. Almost half of fires where smoke alarms were present but did not activate had missing or disconnected batteries (NFBA).

5. Hard-wired or wireless smoke alarms offer benefits such as not needing to be tested as often and activating throughout the entire building if smoke is just detected in one area.

6. If you need help installing, testing or changing batteries in smoke alarms, contact a friend, family member or your local fire department, an electrician, or the American Red Cross.

7. Make sure your business and home has in place a fire emergency plan with meeting spot (place to meet if a fire occurs) and conduct regular fire drills.

If you have black colored mold it does not mean it is stachybotrys - there are over 36,000 mold types in a variety of hues ranging from black, white, green, to orange and even blue. In fact depending on the infestation, there could be multiple types of mold present, requiring multiple different protocols for clean up - this can only be done by an environmental hygienist.

P- Pull the pin. Hold the nozzle pointing away from you and release the locking mechanism.

A- Aim low. Point the extinguisher at the base of the fire.

Winter heating hazards

2/7/2017 (Permalink)

Did you know heating equipment is the leading cause of home fire deaths and that 50% of all residential heat related fires are during the months of December, January, and February and causes $1 billion dollars worth of property damage.

Here are some tips in reducing your risk of a heating-related fire:

1. Keep anything flammable atleast 3 feet away from heating equipment, like the furnace, fire place, wood stove, or portable space heater. Also have a 3 feet "kids free zone around open fires and space heaters.

2. Make sure the fireplace has a sturdy screen to stop sparks from flying into the room.

3. Make sure ashes are cool before putting them in a metal container - keep the container a safe distance away from the house.

4. Rember to turn portable heaters off when leaving thr room or going to bed.

5. Always use the right kind of fuel specified by the manufacturer for fuel burning space heaters.

6. Have heating equipment and chimneys cleaned and inspected every year by a qualified professional.

7. Have qualified professionals install stationary space heating equipment, water heaters, or central heaating equipment according to the local codes and manufacturers instructions.

8. Test smoke alarms monthly.

4 ways to winterize your Parkville MD home

1/24/2017 (Permalink)

Cold weather is one of the leading causes of storm damage property claims. To prevent costly damage due to weather take the following precautions to protect your property - its best to do them before winter weather hits but if its cold outside and your concerned, bundle up and get to work!

1. check your property for downed tree limbs and branches. weather such as heavy rain, wind, ice and snow can cause branches to fall which could cause damage to property and potentially cause personal injuries.

2. Inspect roof, water pipes, and gutters should all be inspected to ensure they are in proper order. Gutter downspouts should be directed away from your building. Clear gutters of debris that may have gathered during the fall. leaves and other obstructions can lead to ice damming which can lead to roof damage and interior water problems.

3. Make sure walkways, parking lots have proper drainage to alleviate flood hazard potential

4. Protect water pipes from freezing by simply allowing water to drip when temperatures dip below freezing. If pipes are under a cabinet, leave the cabinet doors open allowing warm air inside to circulate. If the building has outside faucet to ensure it drains preventing any remaining water from freezing in the pipe. Once the valve is off, open the outdoor faucet to ensure it drains, preventing any remaining water freezing in the pipe.

Holiday Season: Candle-Related Home Fires

12/9/2016 (Permalink)

Candle fires cause 8,200 home fires a year, resulting in 80 deaths, 790 injuries, and 374 million dollars in property damage every year.

The top four days for candle fires are New Year's Eve, New Years Day, Christmas Eve, Christmas Day.

3/5 candle fires start when something that could burn, such as a Christmas tree, a mattress, bedding, curtains or decorations were too close to the candle.

Almost 1/5 of candle-related fires were unattended or abandoned.

While it's best to avoid candles all together, here are safety tips for use of candles.

  1. Keep candles at least 12 inches away from anything that can burn
  2. Never leave a candle unattended, blow out candles when you leave a room- you can always relight it when you are back in the room
  3. Keep candles away from greens and all decorations - especially the Christmas tree.
  4. Keep burning candles out of the reach of children and pets.
  5. Don’t burn a candle all the way down. Extinguish the flame if it comes too close to the holder or container. For a margin of safety, discontinue burning a candle when 2 inches of wax remains or ½ inch if in a container.
  6. Extinguish a candle if it repeatedly smokes, flickers, or the flame becomes too high.  The candle isn’t burning properly. Cool, trim the wick, then check for drafts before relighting
  7. Trim candlewicks to ¼ inch each time before burning. Long or crooked wicks can cause uneven burning and dripping.

Toilet: A porcelain throne, a Dormant Nightmare

Biohazard Toilet: A porcelain throne, a Dormant Nightmare Call SERVPRO of Perry Hall White Marsh if you experience a sewage back-up or flood!

The Toilet- A Porcelain Throne, A Dormant Nightmare

Sometimes, a toilet won’t achieve a royal flush, but a royal disaster.

Flooding and sewage backups are among the many disasters that SERVPRO of Perry Hall White Marsh can assist you with, but what are the causes of such problems?

Sewage backups can be caused by blockages, which are the results of soil settlement, misaligned joints, root infiltration, pipe collapses, grease buildup, or by items that have been flushed down a drain (so keep an eye on your small children to prevent any catastrophic flushing).

Flooding often occurs during intense storms, when the volume of runoff is greater than a drainage system’s capacity. When the system overflows, the water can enter a property via door, window, or even cracks within the building’s foundation. In cities, it’s more to common to occur when heavy rain elevates water within the sewer system and therefore rises through the sewer pipeline and into a home or business.

Another cause of flooding is a leaky toilet! It can be easy to figure out if your toilet is leaking, as it is often accompanied by the sound of running water or faint hissing or trickling. However, water can also flow silently through the tank, which can make your toilet’s ailment unknown until it’s too late.

Sump Pump Failure in Nottingham Maryland.

10/14/2016 (Permalink)

Sump Pump Failure

A ‘sump pump’ is ‘a pump used to remove water that has accumulated in a water collecting sump basin, commonly found in the basement of homes’. For the most part, sump pumps are relatively ‘unnecessary’, but when an emergency arises, you’ll be grateful you had it. A sump pump can easily avoid the crisis of having a flooded basement by draining all excess water back outside. However, when it fails, it’ll cost you a basement and thousands of dollars in water damage.

How does a sump pump fail?

It’s Installed Incorrectly

Instructions administered by the manufacturer must be followed diligently in order for the sump pump to be installed properly. Another issue is the size of the sump pump; while a small one can work just as fine as its larger counterpart, you must install the right size in order for it to function properly.

There Was A Power Failure

This is the most common cause of a sump pump’s failure, which renders this devise useless. A backup generator is always a good investment to make.

Problems With The Switch

This is the most common mechanical problem: a stuck switch. Debris can jam it and render it useless, or the pump can shift and the float can get stuck. A little cleaning and some adjustments to the sump pump’s position can go a long way to prevent this.

The Discharge Lines Are Frozen Or Clogged

Debris can clog the discharge lines, cause flood water to retreat back into the basement (to prevent this, be sure to install a grate at the opening of your pipe, preventing debris and even small animals from entering).

Prevention of frozen pipes is practically impossible. However, you can install an additional discharge line that continues to perform the original discharge line’s purpose when it is ineffective.

 Age

Sump pumps can be worn down over time and cease to work after 7-10 years of use. It’s best to replace your sump pump every ten years.

There Is No Air Relief Hole in Discharge Line

 Gravel or Dirt?

Gravel and dirt can interfere with your pump’s switch and float arm. If you are unsure about your pump’s installation, contact a professional.

Lack of Maintenance

Clean your sump pump occasionally to make sure that it’s operational.

You Might Have A Defective Product

It’s rare, but you could have had a defective sump pump. It’s best to test it upon installation to be assured that there are no defects.

Ellicott City Disaster: How to Protect your Business

From an Unexpected Weather Event

On July 30th, Ellicott City experienced a catastrophic flash flood when 8 inches of rain fell in 3 hours. The two water ways, which are usually streams, rose to 8 feet each as they converged under the bridge. This resulted in 125 water rescues, and a raging river of floating cars bashing in through business windows and two people died. Scores of businesses were destroyed and for the past 2 months, fundraisers have been popping up all over the state to help alleviate the businesses so they can reopen.

What would you do if your business experienced a disaster such as this? How would you even begin?

Business Emergency checklist for disaster recovery:

Keep all files handy, have a copy on the cloud and a hardcopy in a fireproof safe

Designate a person in the office to maintain safety

Have an escape plan

Have important numbers on file

Follow weather media, as well as phone flash flood warnings. Take them seriously.

Prepare a kit

Have an Emergency fund ready

How can you operate without electricity, or operational store front – mobilize business if possible

Self Check: Could your business handle a disaster if you were out of town?

Do you have flood, earthquake or any other natural disaster coverage? (did you know it takes 30 days for flood insurance to take effect, most insurance companies do not include Flood, or even sewage coverage and should always be asked for).

Don’t have enough time to do this all yourself? SERVPRO of Perry Hall White Marsh is sponsor of the American Red Cross Ready Rating Program, and we offer Emergency Ready Plans for free. Just give us a call and we will set one up for you.

Why DIY Mold Kits are Risky

10/14/2016 (Permalink)

Mold Remediation Why DIY Mold Kits are Risky Call SERVPRO of Perry Hall/White Marsh for all of your mold concerns. We can refer you to a certified environmental hygienist to perform the labwork

Why Do-it-yourself Mold Testing Kits are Useless

If you look on the internet, there are scores of DIY mold test kits. Before you invest in one of these kits, here are things you ought to know about Mold:

Mold:

  1. Mold is everywhere, and every single house has some form of “mold”.

  1. There are Mold kits only tell you if your home has mold, but often provides false negatives and positives. It also does not tell you what kind of mold or how to kill it.

A true mold test can only be conducted by a Professional Environmental testing company; they determine the type of mold, the source of the moisture, and how to kill the mold at the core. They create a protocol, which can be read by an IICRC professional (like us!).  It’s best to use a testing company that does not do cleaning themselves, because their assessment will be unbiased.

  1. Mold is more often hidden, sometimes under the floor or in the walls, or in your air ducts

Where the mold is located, often dictates where the moisture is affecting the building

  1. Untreated water damage may result in mold growth within 24-48 hours of the event

Wood, insulation, fiberglass, carpet and other organic substances become a thriving environment for mold once there is moisture present for more than 24 hours. After a week, it is almost guaranteed.

Free estimates or removing mold yourself cost homeowners more in the long run

Be wary of companies who advertise free mold testing: free mold tests are often offered by people who are uncertified or inexperienced and if they do the mold testing themselves, they are using these kits mentioned above. Unless they are a certified Environmental Hygienist and have a PHD in microbiology, they do not have the knowledge or resources to truly diagnose the mold condition in your home.

  • The source of the mold is never addressed, so the problem is reoccurring.

  • They use the “self-test” kits mentioned above instead of environmental testing with diagnostics

  • Remove only topical mold instead of killing it at the source

  • They often remove more walls and floors than needed which increases the price to rebuild.

  • They demo not enough, or not the right materials which brings the mold back.

This means you have to pay to have it removed again, and have more sanitation and demolition performed, which increases the price to rebuild and replace tremendously.

What you should do instead

Having mold can be scary, especially if anyone in your home is prone to getting sick (people with asthma, low immune systems, allergies, babies and the elderly). We recommend the following course of action if you need to have mold removed from your home.

  1. Measure the area affected and check for moisture

  2. Call your insurance company, ask about:

  • If you are covered for mold

  • What is your deductible

  • What is your coverage

  • Ask for a company that they approve of for mold mitigation (Chances are, it’s us because we are approved by all insurance companies as are our price lists).

  1. If your insurance company say you can use anyone – or if you are not going through insurance then look for someone who is certified in

  • IICRC, Water Restoration Technician

  • IICRC, Mold restoration

  • IICRC, Applied Structural Drying

  • Lead certified (requirement in the state of Maryland

Now that you’re armed with knowledge, it’s time to start making some calls.

Now that you know your coverage, how much visible mold there is in your home, and whom your insurance company approves as mold remediation specialists. It’s time to start making some calls.

How Sewage can Back up into your Parkville Carney Basement.

8/4/2016 (Permalink)

How Sewage can back up into your Parkville MD Basement

A Sewage back up is when waste water or ‘black water’ reverses back into your home, exiting through pipes, toilets, bathtubs and sinks.  ‘Black water’, contains untreated sewage, chemicals, microbes, viruses and bacteria.

Sewage back-ups are very common in the Parkville, Carney, Overlea area and are a complete (and dangerous) nightmare.  Sewage back-ups are grossly hazardous, can damage your home and put your family at risk for multiple symptoms, from serious illness to death.

If this is happening to you now, please call SERVPRO of Perry Hall White Marsh 410-529-1664 and we will assist you in finding a plumber and getting clean up started right away. Keep pets and children away from the affected area and stop the flow of black water if you are able to. Once you have the situation under control and services are on the way, we can continue on with how sewage may have gotten there in the first place.

How can sewage enter your Parkville Carney home? There a few common causes:

Toilet Clogging

Use your toilet for its designated purpose. Foreign objects such as diapers, needles, sanitary pads and paper towels can clog the line and cause a sewage back up.

Improper use of Garbage Disposal

Be careful with using your garbage disposal and avoid dumping large quantities of anything- It can get lodged within your sewer line and cause a sewage back-up.

Improper disposal of Grease down a Drain

Pouring grease down the drain can also cause clogging, as grease and fat can harden within your plumbing and cause a sewage back up over time.

Tree Roots

Tree roots can grow into pipes causing holes, blockages, or even wrap around and crush the pipes that take the waste water away from your house, and will cause the water to flow back in as black water.

Broken or Collapsed Sewer Lines

Older homes with cast iron and clay piping are more prone to back-ups than newer homes, where plastic piping has become typical. The older piping can wear down over time and even break.

Storm Water Overwhelming ‘Sanitary’ (More Commonly Known as Sewer) Lines

Heavy rain fall overwhelm sewers and cause recirculation also known as “back flow” which can cause dramatic damage. If this happens to be the cause, stay out of the area until SERVPRO arrives as the sewage will be overwhelming and likely will be continuous until storm stops.

Remember, if you discover a sewer back-up within your home, identify the source of the back-up and call your local clean-up services immediately.

What to do When there is Sewage in your Nottingham Basement

7/15/2016 (Permalink)

What to do when there is sewage in your basement

A sewer backing up, or contaminated water backing out of your tub, sink or toilet can be an absolute nightmare for Nottingham homeowners. The truth is you can’t (and shouldn’t) do very much; sewage contaminated water is dangerous to your health and should be avoided at all costs. If you have water backing up out of toilet, sink or bathtub in your Nottingham home, then follow these steps and call SERVPRO of Perry Hall White Marsh.

Your Game Plan

-Stay out of the area/avoid cross contamination

-Determine the source

-Arrange repair and cleanup services

-Call your Insurance Company

Keep Children and Pets away from sewer-water affected areas

Keep children and pets away the moment the sewer water is discovered, until the clean-up crew and sanitation is complete. Sewage is considered Category 3 water, more commonly known as black water. Category 3 water or Black water is defined by the IICRC as “the worst classification and is grossly unsanitary. It could cause severe illness or death if ingested. It used to be called black water, and sources include sewer backup, flooding from rivers or streams, toilet overflow with feces, and stagnant liquid that has begun to support bacterial growth.” Keep children and pets away at all times and if you yourself must go in the area, wash your hands thoroughly and avoid touching cuts, eyes, mouth or ears with your hands or any item that came in contact with the black water.

Risks of Sewage back up debris

Category 3 water/Raw sewage contains Diseases such as Hepatitis, Salmonella, E.Coli and Parasites just to name a few, would you risk cleaning this yourself without proper training or the tools and chemicals to do it correctly? These disease survive weeks even months if not properly killed. Doing it yourself, or hiring the wrong professional puts you, your family, pets and house guests at a great risk. Call SERVPRO of Perry Hall/White Marsh to schedule emergency Service to have the job taken care of like it never even happened.

Determine whether the waste is local (as in, from your own home) or from the sewer system also known as “backflow”

Determine the source of the sewage backup – if entering the area seems like it would be dangerous to your health (no proper protective equipment) then just skip on down to arrange services. IF you are able to do some inspecting, then determine the source by the amount and the flow rate. A Local waste product would be from a blockage, tree roots affecting plumbing lines or broken or collapsed lines on your property, this waste would be from your own home but is still considered a category 3. Backflow is when the sewer system in your neighborhood or municipality is overwhelmed, and it reverses in your pipes, causing it to erupt from toilets, sinks and tubs. This waste product is waste from all your neighbors and nearby buildings pouring into your home. This can happen from heavy rainflow overwhelming your municipality’s sewer system, causing it to backflow into your home. Regardless of the way it came in, the sewage needs to be immediately removed and sanitation needs to begin as soon as possible to reduce cost of clean up and more importantly minimize health risks.

Arrange Services with SERVPRO of Perry Hall White Marsh

Call an Emergency Restoration company such as SERVPRO of Perry Hall White Marsh as we are IICRC Certified and specialize in cleaning up hazardous waste. Most contractors and plumbers do not have the capability to clean up the site after the repairs have been made, or at the very least inadequate equipment – and maynot be approved by your insurance company if you choose to claim the loss.

SERVPRO also has a 1-4-8 policy, which means within 1 hour from notice of loss (When you call), a SERVPRO professional will contact you to arrange services. Within 4 hours of notice of loss, a SERVPRO professional will be onside to start mitigating services. Within 8 business hours, a verbal briefing of the scope will be communicated to your adjuster by a SERVPRO Professional. If any SERVPRO believes they are incapable of responding within this time frame, they will refer you to a SERVPRO who can so you are not left waiting!

Call your insurance company

Ask your agent if this is a covered loss, and what your deductible will be.  This can be done before or after calling SERVPRO of Perry Hall White Marsh as we accept all insurance plans and you can also pay yourself – whether you are covered or not, this will not affect your ability to receive service.

What to do while the Crew is at work

Once the services have been arranged, and the SERVPRO crew is at work, do your best to keep all equipment running, still keep children out of the area as well as pets and do not be afraid to ask questions. While your plumber is there ask if there are ways to prevent a Sewage back up or back flow from happening again and ask him about installing a Backflow valve.

When the work is done

First off, pat yourself on the back for making it through this turbulent time! When the services are complete, SERVPRO will arrange to have your walls and flooring replaced and then it will be like it never even happened.

Does Your Perry Hall Home Have A Mold Problem?

4/27/2016 (Permalink)

Microscopic mold spores naturally occur almost everywhere, both outdoors and indoors. This makes it impossible to remove all mold from a home or business. Therefore, mold remediation reduces the mold spore count back to its natural or baseline level. Some restoration businesses advertise “mold removal” and even guarantee to remove all mold, which is a fallacy. Consider the following mold facts:

Mold is present almost everywhere, indoors and outdoors.

Mold spores are microscopic and float along in the air and may enter your home through windows, doors, or AC/heating systems or even hitch a ride indoors on your clothing or a pet.

Mold spores thrive on moisture. Mold spores can quickly grow into colonies when exposed to water. These colonies may produce allergens and irritants.

Before mold remediation can begin, any sources of water or moisture must be addressed. Otherwise, the mold may return.

Mold often produces a strong, musty odor and can lead you to possible mold problem areas.

Even higher-than-normal indoor humidity can support mold growth. Keep indoor humidity below 45 percent.

If your home or business has a mold problem, we can inspect and assess your property and use our specialized training, equipment, and expertise to remediate your mold infestation.

Baltimore County Smoke and Soot Cleanup

4/27/2016 (Permalink)

Fire Damage Baltimore County Smoke and Soot Cleanup If your baltimore county home or business has experienced smoke or soot damage, call SERVPRO of Perry Hall White Marsh, we work with all insurance

Smoke and soot is very invasive and can penetrate various cavities within your home, causing hidden damage and odor. Our smoke damage expertise and experience allows us to inspect and accurately assess the extent of the damage to develop a comprehensive plan of action.

Smoke and soot facts:

Hot smoke migrates to cooler areas and upper levels of a structure.

Smoke flows around plumbing systems, seeping through the holes used by pipes to go from floor to floor.

The type of smoke may greatly affect the restoration process.

Different Types of Smoke

There are two different types of smoke–wet and dry. As a result, there are different types of soot residue after a fire. Before restoration begins, SERVPRO of Perry Hall White Marsh will test the soot to determine which type of smoke damage occurred. The cleaning procedures will then be based on the information identified during pretesting. Here is some additional information:

Wet Smoke – Plastic and Rubber

Low heat, smoldering, pungent odor, sticky, smeary. Smoke webs are more difficult to clean.

Dry Smoke – Paper and Wood

Fast burning, high temperatures, heat rises therefore smoke rises.

Protein Fire Residue – Produced by evaporation of material rather than from a fire

Virtually invisible, discolors paints and varnishes, extreme pungent odor.

Our Fire Damage Restoration Services

Since each smoke and fire damage situation is a little different, each one requires a unique solution tailored for the specific conditions.  We have the equipment, expertise, and experience to restore your fire and smoke damage.  We will also treat your family with empathy and respect and your property with care.

Wildfire Evacuation plan for Parkville, Carney, Perry Hall, White Marsh, Fullerton

4/27/2016 (Permalink)

Shenandoah Wild fire

Today marks the 11th day of the Shenandoah Wild fire, it has burned 10,000 acres and is still continuing to spread. Officials say the fire is contained and no residents are at risk, but skyline drive and parts of the park are still closed. Who knew something like this could happen so close to home? Well it doesn’t take very much, just one unsupervised grill, a campfire left with coals still hot, or an improperly extinguished cigarette is all it takes to ignite a forest.

Wildfires are a very real threat and while having a wild fire on the east coast is unusual, we Baltimoreans should always be prepared. We’ve compiled a list of useful tips and tricks to stay on top of your wildfire evacuation plan.

First off, always, ALWAYS have an emergency supply kit ready

Pack your emergency Supply kit

  • 3 gallons of water per person (1 gallon of water per day, per person = 3 day supply)
  • 3 day supply of non-perishable food
  • Flashlight
  • Battery powered or hand-crank radio
  • Multi-purpose tool
  • Sanitation and personal hygiene
  • Copies of personal documents
  • Cash
  • Cellphone with chargers
  • Emergency contact information
  • Blanket
  • Maps

Prepare your home

  • Make sure gutters and roof are clear at all times
  • Make sure driveway entrances and house number are clearly marked
  • Set aside household items that can be used as fire tools: a rake, ax, handsaw, chain saw, bucket, shovel. You may need to put out small fires before emergency responders arrive.
  • Post emergency numbers next to every phone in home
  • Educate children and teens: have a conversation about where to go, where to meet, and how to get out of the neighborhood.
  • Practice multiple ways of getting out of the neighborhood; the primary route could be blocked

What to do when there are fire reports in your area

  • Be ready to leave at a moments notice
  • supplies packed
  • arrange temporary housing at a friend or relatives in a faraway place
  • Confine pets to one room so you can grab them in a moments notice
  • Listen for emergency information

BALTIMORE COUNTY: How to Find Undiscovered Leaks Without Opening your Walls

4/6/2016 (Permalink)

Undiscovered leaks are a Baltimore homeowner’s worst nightmare. It will cost you time and money and create an environment for mold growth if left untreated (or, maybe mold has already started growing, read about the effects of mold here). Leaks can cause damage to many elements of your home including

  • Foundation
  • Brick exterior
  • Basement
  • Sillplate
  • Floor joist
  • Sub floor
  • Bottom wall plate
  • Carpet padding
  • Baseboard
  • Drywall
  • Interior area
  • Wall stud

These areas can warp, crack, and grow mold from an undiscovered leak, if you suspect your home is leaking, here are some simple ways to check without opening your walls:

1. Analyze your water bill

Are you using more water than usual? Compare your water bill to previous months (or even the same month a year ago) is it about the same or does it indicate that you are using way too much?

 2. Analyze your water meter when it is turned off.

Make sure no water is being used, turn off the water and watch the meter, does it continue to move? Then you have a leak, if it hasn’t moved, wait a couple hours if you can and then check again. If it moves, go ahead and call your plumber, if it hasn’t moved and you’re not convinced, check outside for signs of leaks in the water line away from the house.

 3.  Look for Greener grass patches growing faster than other areas, muddy spots and puddles that never seem to dry.

If you suspect a leak, it could be in a water line in your yard. You’ll notice areas of grass growing much taller than other areas, muddy patches, or a puddle that never seems to dry.

4. Call your plumber, and then call SERVPRO of Perry Hall White Marsh.

If you don’t have a plumber, then call SERVPRO of Perry Hall White Marsh and we will refer one to you. Undiscovered leaks need to be fixed before SERVPRO can begin services, but calling and getting the process going will help you get your life back in order after something so disruptive as an undiscovered leak.

6 Plumbing Appliances that cause the Most Water Damages in the Baltimore County Area

3/31/2016 (Permalink)

Top 6 Sources of Water Damage

Water damage to your home can be a real headache. It’s not something most homeowners think about until they experience a home flood for themselves. We’ve made a list of the most common plumbing appliances that cause the most damage.

Need Help Now? Call 410-529-1664

What to do until help arrives

Toilet

1/3 of toilet related flood damages are caused from a clogged or overflowing toilet. A toilet can be clogged or blocked from impassible things being flushed down the toilet such as but not limited to paper towels, facial tissue, baby wipes, napkins, sanitary napkins, diapers or anything other than toilet paper or human waste. However if it’s happening to many toilets more than once then it might be a plumbing problem.

Washing Machine: Top 10 cause of water damages in homes

One of the top 10 causes of water damages in homes, washing machines. According to the Institute of Business and Home Safety, Half of washing machine related residential water damages are caused by damaged water supply hoses.  Out of this half, 78% of the machines were 11 years old or less, and 54% were between 8 and 10 years old.

Dishwasher

Debris from dirty dishes and detergent can collect around the seal of a dishwasher, causing the door to not completely seal and cause major flooding.

Hot Water Heater:

69% of Hot water heater related water-losses are the result of a slow leak or a sudden burst. Hot water heaters require consistent inspections and maintenance, and often have leaks or bursts as a result of corrosion or age.

What Perry Hall residents say about Us!

Ice Maker

Ice maker floods are extremely common, we would estimate that 1 out of 15 water losses in the Perry Hall Nottingham area are caused by ice makers. Ice makers flood when the icemaker tubes (often made of thin plastic) become worn and damaged. This causes a small leak that can go unnoticed for months or years until the tubing completely breaks.

Sump Pump

A sump pump is a device that is planted in the lowest part of your house, and is then dug into the ground and pumps water out that gets built up under the house. Sump Pumps can last anywhere between 3-20 years, many things can cause them (wrong size, improperly installed) to fail but the number one thing is power outages.

5 Things to Do After a Fire Damage in Your Perry Hall Nottingham Home (and 4 You Shouldn’t)

3/9/2016 (Permalink)

Your home has had a fire, maybe its significant damage to the kitchen, or maybe not. The fire is out now, and you’ve already scheduled services and talked to your insurance company. Your home has been secured (boarded up, if the doors or windows have been blown out), and declared structurally safe to enter. Your main goal is to protect yourself, avoid potential hazards and prevent penetration of soot into surfaces. This post will tell you what to do to prevent further damage a fire damage. The best thing you can do if you’re not sure is to talk to your adjuster and wait until help arrives, and nothing more. Let’s start from the bottom up (the floors)

DO Place clean towels on high traffic areas

Include areas not effected by fire. This will allow you to limit further damage to the areas, you should limit movement to prevent deepening of the soot, but at least cross contamination will be minimized until help arrives.

DO NOT attempt to clean carpet (or walls or ceiling or anything!) This will worsen the fire and smoke damage which could be irreversible. Irreversible damage = more expensive bill!

DO Change HVAC Filter

The air in your home is swarming with soot, smoke and dust after a fire and your HVAC filter is going to be overwhelmed, be sure to change these out regularly until clean-up has finished.

DO Protect airducts from contaminating other parts of the house. Cover vents with two layers of cheese cloth. Buy them here. Again, this will keep smoke, soot, dust and other loose air particles from causing cross contamination into other rooms.

Do NOT turn on any ceiling fixtures

The wiring may be bad, melted, fried or water saturated from putting out the fire, or the walls could be wet surrounding the appliance and It will shock you

DO NOT eat any food from affected area

This includes canned food (the food has cooked inside the can as the fire happened and has spoiled) Firefighter chemicals are poisonous and can’t be washed off, this coupled with extreme exposure to heat, and power outages has compromised the safety of the food and it cannot be consumed by humans or animals and MUST be disposed.

DO dispose all food from affected area:

The food is bad, but you may be able to include it in your claim if its in your homeowners insurance policy, take a picture of all the fire damaged food you’re tossing, save it for your adjuster or agent, and get rid of it. If you wait to to do this it will stink up your house, or WORSE you, your child or elderly relative might accidentally eat it! Trust us, toss it. While we’re on the topic, any products (cleaning chemicals, sprays, makeup, etc) are also likely compromised so make sure no one uses anything! And if you decide to toss these too, take a picture, save it for your adjuster or agent, and toss it out.

DO NOT attempt to clean appliances, the REAL damage is inside as well as outside. We can take care of that for now you can check out what we have next on the list.

DO Protect metal surfaces with a film of Vaseline or petroleum jelly. Since petroleum jelly is a skin protectant, it will also work on metal goods, and it will protect the item from soot damage the appearance of your metal goods.

Again we would really like to reiterate how important it is to be safe while remaining in your home after a fire damage. If any of these tasks seems too daunting, or even unnecessary, air to the side of caution and leave it alone, and keep children elderly and pets out of the area. Safety is the most important thing and it’s better to leave it alone if you feel uncomfortable.

Water Damage: 4 things to do within 4 hours of discovering your wet Parkville/Carney basement

3/8/2016 (Permalink)

It’s 7am and your basement is flooded; you’re panicking. This is the first time this has ever happened to you. You’ve got to leave for work and you’re maybe already running late. “Do I handle this now or later?” Here are the 4 things you must do within 4 hours of your basement flooding.

Take a few deep breadths, call your boss/roommate/spouse/kids and get to work:

1. If it can be done safely, determine the source, and stop water form coming in.

Did it rain like cats and dogs last night? Is water coming from the hot water heater? Maybe your refrigerator (sometimes, the icemaker line breaks and causes extensive flooding). Turn the water off, or skip to step two if it is storm related and it’s still raining.

2. Move items out of the wet areas

Do what you can without hurting yourself, do not do heavy lifting or awkward bending if your doctor has instructed you not to. Start by “block” furniture (place aluminum foil under furniture legs or wood blocks, this prevents the furniture from staining the flooring, this happens often when a water damage occurs).

Wipe water excess from surfaces after removing lamps and objects on top, and move wet area rugs away from floors, their dyes often bleed and stain wood flooring and carpet.  Perhaps the garage, or on top of a large trashbag/tarp.

The mitigation company should handle the rest, Here is how the SERVPRO System handles your contents

3. Remove excess water with towels, or Mop.

Blot or mop excess water from carpet with clean neutral colored towels and clean mops. (heavily dyed or soiled towels may bleed and dye the area)

4. Schedule repairs and mitigation services to restore your wet basement.

If you’ve determined the source, call to schedule to have it fixed immediately, then call your insurance company to file a claim if you wish to, then call an IICRC certified restoration company.

Not all Restoration companies are equal

Get to know your options and make sure to read reviews from their website and from review sites, inspect before and after pictures, and check certifications. This is not something that anyone can do, in fact the proper equipment and chemicals aren’t even available to those who are not properly trained, licensed and insured in this field, all of which cost thousands and thousands of dollars each year to renew not to mention the mind boggling costs to get trained. Hiring an amateur or someone who considers themselves a handyman will lead to future problems and a bigger bill in the long run, and often times these handymen cost triple what a normal emergency restoration company would charge in the first place.

IF this is a storm situation, be prepared to be put your name on many waiting lists. During the Polar Vortex, we averaged at about 15 new calls per hour for 3 days, Hurricane Sandy we received 120 calls in 4 hours; this is a standard circumstance for storm situations for Disaster recovery specialists.  Lucky if you call us, we will have “Storm Teams” come to our area from other states to help with disaster recovery.

If it’s not a storm situation, they will likely be able to begin services at your soonest convenience if the water has stopped coming in, and when a crew or manager is able to be dispatched.

Water in your basement can be scary if you don’t know what to expect, and not knowing what to do when flooding happens makes it all that more intimidating. Following these steps will let you regain control until help arrives.

Ice Dams: Why your Kingsville home is leaking after a heavy snowstorm

Storm Damage Ice Dams: Why your Kingsville home is leaking after a heavy snowstorm 3 Ways Ice Dams Damages Propety: If your home experiences water damage from Ice dams give SERVPRO of Perry Hall White Marsh a call 410-529-1664

This water gets trapped, seeps through the shingles and enters your home through the attic, affecting your walls, ceiling, and roof, causing walls to sag, ceilings to buckle, crumble, and even collapse.

You should call your preferred water damage restoration company if you see signs of any water coming into your home.
